What is special about Epoca?

Over the next decade,* Epoca will grow to 13 for-sale and for-rent neighborhoods with about 2,100 homes in Otay Mesa, along with parks, playgrounds and community spaces. Residents currently enjoy a temporary park called Pop-Up Plaza, which hosts community gatherings and other special events, plus Cafecito Pop-Up Café open daily. The future Martinez Club, exclusively for Epoca HOA members, is anticipated to open in early 2027 (dates are subject to change) and will feature a stunning recreation center with resort-style pool, jacuzzi, lounge seating, outdoor dining area with kitchen and fitness center.

All Epoca new homes offer open floor plans, contemporary features, indoor-outdoor gathering areas such as patios, decks or balconies (varies by architectural style and neighborhood) and a desirable South San Diego address close to Chula Vista, Downtown San Diego, employment centers, recreation and beaches.

Is Epoca a walkable community?

Epoca residents currently enjoy Pop-Up Plaza, our temporary park, playground and activities hub, which hosts food trucks and special events right here in Otay Mesa. Other permanent parks are planned for the future including Epoca Neighborhood Park and Martinez Neighborhood Park (separate from The Martinez Club). Among some of the features at one or the other will be additional paseos, a children’s playground and picnic pavilion, sports courts and a dog park.

The future Martinez Club, now under construction, will be a dynamic recreation center for use exclusively by Epoca HOA members. It will offer a resort-style swimming pool, jacuzzi, lounge chairs, shaded seating, community room, covered outdoor dining area with kitchen, and fitness facility. The club’s indoor-outdoor design facilitates social connection, blended lounge space, year-round entertaining and an active lifestyle. The Martinez Club is anticipated to open for use by early 2027* once the homeowner community is large enough to support the facility’s operating expenses and after the first phase of closings in Epoca’s next residential community. Dates are subject to change.

Epoca renters enjoy individual recreation centers with swimming pool, club room, fitness center and co-working spaces specific to each Otay Mesa neighborhood. Speak with your leasing agent to learn more about available amenities for our Ironwood, Mason and Silo residents. Epoca’s paseos, parks, picnic spaces and community events are available to all Epoca residents (homeowners and renters).

Yes, residents are encouraged to participate in community events onsite at Epoca in Otay Mesa, which have included gourmet food trucks, summer concerts, movies in the park, fitness classes, holiday celebrations and more. Our event series offers Epoca residents an abundance of conveniences, allowing residents to meet their neighbors and spend quality time right in their own community.

Is Otay Mesa a good place to live?

Yes, Otay Mesa is situated in San Diego’s South Bay close to freeways, employment centers, recreation and beaches. Residents enjoy proximity to popular shopping and dining, parks and nature reserves, gorgeous beaches and two airports. Downtown San Diego, Chula Vista, Imperial Beach and Coronado are all nearby. Epoca’s unique Otay Mesa location provides a peaceful, tucked-away address while offering abundant conveniences just minutes away.

Epoca is conveniently located at Airway and Cactus Road in Otay Mesa, within easy driving distance of Chula Vista, Downtown San Diego and local military bases. New homes for sale and apartments for rent are easily accessed off the I-805, I-5 and SR-125. Epoca is less than two miles from the Tijuana International Airport, five miles from the Palm Promenade for everyday shopping, and ten miles from the beach.

Epoca residents like to shop and dine at the nearby Palm Promenade, Otay Ranch Town Center (featuring Millenia Town Center, Eastlake Terraces and The Market Place), Las Americas Premium Outlets, Chula Vista Center and Westfield Plaza Bonita. Fun eateries, craft breweries, movie theaters, grocery stores and popular gathering spots are all just a short drive away. Handcrafted coffee and snacks are available daily at Cafecito Pop-Up Café, onsite at Epoca, located at the paseo’s north entrance.

For a relaxing afternoon in San Diego’s South Bay:

  • Check out Otay Lakes County Park with 70 acres perfect for fishing, boating, hiking or exploring
  • Visit the revitalized Chula Vista Bayfront, offering over 100 acres of parks, wetlands and wildlife including Sweetwater Park and Habor Park with playgrounds, a splash pad and walking trails
  • Take on an early morning climb and panoramic view at San Miguel Mountain
  • Discover the Tijuana Estuary, a 2,300-acre wildlife preserve on the southern edge of Imperial Beach featuring native plants and animals from jackrabbits to osprey
  • Make it a beach day at the Silver Strand or other scenic spots on the Coronado sand

Epoca residents use both the San Diego International Airport, about 20 miles away, and the Tijuana International Airport which is two miles away and offers flights to approximately 40 destinations. It’s also the site of the Cross Border Xpress bridge and terminal, which allows travelers to walk directly between the U.S. and Mexico.
