What is special about Epoca?

Epoca is a unique South San Diego community inspired by the Valle de Guadalupe’s earthy vibe, textural architecture and coastal-desert landscape. Already home to about 1,000 residents, Epoca will continue to offer a variety of apartments for rent and new homes for sale in a beautiful master-planned community with parks, amenities and a robust resident life.

Epoca is located at Airway and Cactus Road in Otay Mesa, within easy driving distance of Downtown San Diego and local military bases. New homes for sale and apartments for rent are easily accessed off the I-805, I-5 and SR-125. Epoca is less than two miles from the Tijuana International Airport, five miles from the Palm Promenade for everyday shopping, and ten miles from the beach.

Over the next 10-plus years,* Epoca will evolve to include 13 planned neighborhoods with approximately 2,100 homes. This does not include our sister property, Silo, with approximately 450 homes at buildout.

Of the total, 70% will be apartments for lease and the other 30% for-sale townhomes which will be built by and offered in partnership with Guest Builders.

Two future parks will be built at Epoca in the coming years — Epoca Neighborhood Park and the Martinez Neighborhood Park. Among some of the features at one or the other will be paseos, gardens, a children’s playground and picnic pavilion, sports courts, a dog park, ball fields and fitness stations. For now, Epoca residents enjoy use of Pop-Up Plaza, a temporary park, playground and activity hub which hosts Food Truck Fridays and occasional events.

Epoca residents frequent the nearby Palm Promenade, Otay Ranch Town Center (featuring Millenia Town Center, Eastlake Terraces and The Market Place), Las Americas Premium Outlets, Chula Vista Center and Westfield Plaza Bonita. Fun eateries, premium coffee, craft breweries, movie theaters, grocery stores and popular gathering spots are all just a short drive away.

Currently, Epoca students enjoy access to Ocean View Hills Elementary School, Vista Del Mar Middle School and San Ysidro High School. Local area private schools include Victory Christian Academy, Calvary Christian Academy, Mater Dei Catholic High School and several others.

For a relaxing afternoon, check out Otay Lakes County Park with 70 acres perfect for fishing, boating, hiking or exploring. Or take on an early morning climb and panoramic view at San Miguel Mountain. Discover the Tijuana Estuary, a 2,300-acre wildlife preserve on the southern edge of Imperial Beach with native plants and animals from jackrabbits to osprey. Make it a beach day at the Silver Strand or other spots on the Coronado sand.

Epoca residents use both the San Diego International Airport, about 20 miles away, and the Tijuana International Airport which is two miles away and offers flights to 38 destinations. It’s also the site of the Cross Border Xpress bridge and terminal, which allows travelers to walk directly between the U.S. and Mexico.
